What Counts as Long Term in Koh Samui?

Most villa managers define long-term as anything from one month upwards. The sweet spot for the best rates is typically 3–6 months. Some villas offer monthly rates even for 30-day stays, while others require a minimum of two months to unlock significant discounts.

How Much Can You Negotiate?

Long-term rates are almost always negotiable in Koh Samui. As a benchmark, expect 30–50% off the peak nightly rate when booking for a full month, and 40–60% off for three months or more. The shoulder season (May–October) offers the most room to negotiate, as occupancy drops and owners prefer a reliable long-stay guest to vacant nights.

Best Areas for Long-Term Stays

Plai Laem and Choeng Mon (North)

One of the island’s most desirable areas for long-term residents. Quiet, residential, and close to excellent amenities — Tops Supermarket, Villa Market, the Big Buddha temple, and Bangrak Pier are all within 5–10 minutes. The sea views from hillside properties here are among the island’s finest.
