A villa rental in Koh Samui is one of the finest ways to experience the island — private pool, sea views, and the freedom of your own space. But not all villa rentals are created equal. Knowing what to look for before you book can be the difference between the holiday of a lifetime and a frustrating disappointment. Use this checklist to book smart.

1. Verify the Location Carefully

Koh Samui is larger than most first-time visitors expect. The drive from Plai Laem in the north to Taling Ngam in the southwest can take 40 minutes. Pin the villa on Google Maps and check the distance to the beaches, restaurants, and activities you actually plan to use. The north of the island — particularly the Plai Laem and Choeng Mon area — offers a quieter, more residential feel with excellent access to the pier and Chaweng.

2. Check What “Sea View” Actually Means

In Koh Samui listings, “sea view” can range from a full panoramic sunrise vista over the Gulf of Thailand to a tiny glimpse of water visible only if you stand in the corner of the balcony. Ask for photos taken from the specific balcony or pool deck, not generic shots. A genuine sea view from the bedroom or terrace significantly enhances the experience.

3. Understand Pool Types

Villas on the island offer different pool configurations: infinity pools, plunge pools, jet pools, and shared pools. A private plunge pool with jet functionality is ideal for couples or small groups who want hydrotherapy and privacy. Confirm the pool is private to your unit if that matters to you.

4. Inspect the Bedroom Count vs. Usable Space

A “3-bedroom villa” might share only one bathroom. Check the number of en-suite bathrooms, confirm whether all bedrooms have air conditioning, and ask about bed sizes. For groups, common living space matters as much as bedroom count.

5. Ask About Included Services

Many villas in Koh Samui include daily housekeeping, a welcome fruit basket, and airport transfers. Others charge for every extra. Get a full list of what’s included in the nightly rate before signing. Common add-on costs include: pool heating, beach towels, and airport pick-up.

6. Read the Cancellation Policy Closely

High-season dates (December–March) often have strict no-refund policies within 30 or even 60 days of arrival. Book through platforms that offer traveller protection, or buy travel insurance that covers accommodation cancellations.

7. Verify the Host or Management Company

8. Confirm High-Speed Internet If You Need It

Remote workers and digital nomads should specifically ask about upload and download speeds, not just “WiFi available.” Many hillside villas in Koh Samui rely on 4G routers with variable speeds. Ask for a screenshot of a recent speed test if connectivity matters.

9. Check the Kitchen and Grocery Access

If you plan to cook, confirm the villa has a full kitchen (not just a kettle and microwave). Also check proximity to supermarkets — the Tops and Villa Market in Bangrak and Chaweng stock imported goods, and most areas of the island have a Makro within 15–20 minutes.

10. Ask About Noise and Neighbours

Some villas are in construction zones or near busy roads. The Plai Laem and Choeng Mon areas tend to be quieter than Chaweng or Lamai, which are more built-up. If noise sensitivity matters, ask specifically about neighbouring construction and nighttime ambient noise.
